'Managing your own build can be a daunting, stressful and time consuming process, so if its not for you, let our experienced Project Managers take the strain..'

Once you have received Planning and Building Control approval you need to decide how you are going to undertake the build. There are two options.

Act as your own Project Manager

If you want to manage the works yourself you can do. We would recommend that if you do decide to go down this route that you buy our 'Project Management Guide' which provides you with a contract and a host of standard forms you will need to ensure that everything runs smoothly. It provides invaluable information and a step by step guide so that you avoid the many pitfalls that could arise. Again your architect will go through the options with you.

Employ an experienced Project Manager

If managing the project yourself is not for you, or you don't have enough spare time, then we can work with you to deliver your project. We will take the reins and guide you through the project step by step, ensuring that the works are completed within agreed timescales and within agreed costs.

 

We are very experienced and have run literally dozens of projects like yours, they know all the pitfalls and will ensure that the works run smoothly. Their experience will put your mind at rest and allow you to get on with your life. Of course there will still be many decisions to make but again we will be able to help and advise you here too. 

 

If you require any additional services such as a Party Wall Agreement, we will deal with this on your behalf. he will also liase between yourselves, the builder and building control to ensure that everyone works together to create your dream home. Experience tells us that our Project Management Service is actually cost neutral, in that the savings you make by having an experienced person working on your behalf exceed the cost of employing them.

Whichever way you decide to manage your project you will be given the list of qualified tradesmen in your area safe in the knowledge that they are pre-approved by us, they are Members of the Federation of Master Builders and their works and standards are monitored by us on a regular basis.

And remember, our services are completely flexible and our overriding aim is to help you. So if you decide to go it alone and you find that you get into trouble or just don't have the time required you can ask us to help and advise at any point, or you can ask us to take over and manage your project to completion at any point if you prefer.

The 4 Stages of Project Management

Stage 1

Preparation

Our Project Manager will prepare a schedule of work and advise on timescales and costs for the work

Stage 2

Tender Process

A tender package will be sent to our pre-qualified builders. Their quotes will be reviewed and checked.

Stage 3

Contracts

Once you are happy with the price a contract will be drawn up between you and the builder and works start

Stage 4

Management

We will monitor the build process to ensure that the works are compliant in terms of time/cost/quality
